Overview

This Award has been specifically designed to equip students with theoretical knowledge, understanding and the applicable skills for a successful employment trajectory within the Real Estate sector. The overarching aim of the Award is to demonstrate student’s competence in applying learnt skills, knowledge and professional development when working as an agent. The content of this course is based on the Maltese Property Law set out in 2018. Therefore, covers pertinent occupational subjects such as Economics, Law, Business, Finance, Communications Skills and other relevant areas. Moreover, it equips learners with a working knowledge as well as the fundamentals of the real estate market.

The programme provides the required experiences to link theory to practice, developing skills and competencies as well as interpersonal qualities and attitudes which are essential for any successful agent. During the course, students will be encouraged to engage in critical and reflective discussions related to effective negotiation and conflict management skills. Furthermore, students will also be able to make use of the theoretical fundamentals of Maltese Real Estate, Legislation and Business Practice. Knowledge: Learners will be exposed to the theoretical and practical features of being a Real Estate Agent. Students begin with an introduction to the Maltese Real Estate landscape and the fundamentals of law, economics, financial management, prior to conceptualising the role of interpersonal skills and issues related to property evaluation, anti-money laundering, data protection and forms of best practice.  Skills: Learners will develop an awareness and understanding of the external and internal factors that affect effective agent relations, comprehend the importance of compliance and legislation.  Competencies: Learners will be able to exercise self-management within the Real Estate industry, implement specific communication strategies, collaborate effectively throughout the property transaction process, whilst implementing organisation and time management strategies.   Target Audience & Occupation    This Award is suitable for individuals who wish to work, or who are currently working within a Real Estate industry in Malta.  This course shall allow real estate agents to top-up and refresh their knowledge on the industry. Furthermore, it will allow them to skill gap where required, and teach each other from previous experiences that they had whilst carrying out the job Moreover, those who do not have experience in real estate, by doing this course they will be able to eventually undertake a position as real estate agent, if allowed by the organisation. Fundamentals of Real Estate Laws – EQF/MQF Level 4 – 3 ECTS

  1. Introduction to the national legal system;
  2. Contracts in Real Estate;
  3. Taxation for the property;
  4. Property planning;
  5. Law for lands;
  6. An Overview of the Civil law covering property and relevant terms;
  7. An Overview of the Environment and Development Act;
  8. Introduction to basic European Legal system (Treaty of Rome, Maastricht, Amsterdam, Nice) and other EU bodies;

This module shall be assessed through the use of an individual assignment (100%).

Basic Real Estate Economics – EQF/MQF Level 4 – 1 ECTS

  1. National economics;
  2. European economics;
  3. Taxation on a national basis;
  4. The concept of real estate demand;
  5. Demand sensitivity to price;
  6. The price elasticity of demand;
  7. The concept of real estate supply;
  8. Price adjustments to real estate;
  9. Assessing imbalances in demand and supply;

Fundamentals of Financial Management for Real Estate – EQF/MQF Level 4 – 1 ECTS

  1. Introduction to Financial Management;
  2. Getting familiar with financial statements;
  3. Profit and Loss Accounts, Financial Position, Cash flows;
  4. Costings and costing techniques;
  5. Investment types and techniques;
  6. Budgeting;

Real Estate Analysis & Interpretation – EQF/MQF Level 4 – 1ECTS

  1. Interpreting and analyzing property;
  2. Building styles and finishes;
  3. Various approaches of building construction;
  4. Interpreting property drawings;
  5. Regulations for buildings and town planning;
  6. Health and safety at the place of work;

Property Value and Valuation – – EQF/MQF Level 4 – 1 ECTS

  1. What is Property Valuation?

Assessment Criteria

This module shall be assessed through the use of an individual assignment (100%).   All modules are mandatory to qualify for this complete 12 ECTS Level 4 Award. 

  1. Describe in detail various tools and strategies for property negotiations and transactions;
  2. Interact with various stakeholders related to the real estate market including buyers, sellers, renters, and other fellow real estate agents;
  3. Discuss with other employees, superiors and clients regarding property;
  4. Undertake further studies in real estate practices and real estate management;

As part of the enrolment process, all applicants will be assessed via Avanza’s interview board. All entries will be assessed on an individual basis.  Learners are required to be 16+ years of age, possess either;

  • Secondary Education Certificate, 3 O-levels in Maths, English and Maltese;

OR

  • In the case that individuals are not in possession of the aforementioned requirements, importance and relevance is being given to experience as working in the real estate market.

Each module will be assessed through the use of an individual formal assessment (written assignments and/or short-examination).
