Award for Real Estate Agents

This Award has been specifically designed to equip students with theoretical knowledge, understanding and the applicable skills for a successful employment trajectory within the Real Estate sector. The overarching aim of the Award is to demonstrate student’s competence in applying learnt skills, knowledge and professional development when working as an agent. The content of this course is based on the Maltese Property Law set out in 2018. Therefore, covers pertinent occupational subjects such as Economics, Law, Business, Finance, Communications Skills and other relevant areas. Moreover, it equips learners with a working knowledge as well as the fundamentals of the real estate market.

Accreditation

The main objective of this course is to provide an overview of real estate practices and various factors which affect the industry in Malta, including economics, finance and laws. It will equip students with a working knowledge of the fundamentals of the real estate market as well as the basics of property analysis and valuation. The participants’ soft skills, including digital competencies, will also be addressed.

Knowledge

  1. Fundamental vocabulary, principles and concepts of real estate practice.
  2. Various communication methods relevant to the real estate market.
  3. Awareness of the importance of effective analysis and evaluation of properties within the market.
  4. Awareness of different building styles and techniques.
  5. The effectiveness of successful communication and how it affects transactions and negotiations.
  6. The role of accounting, economics, law and data protection in real estate.
  7. Awareness of real estate marketing principles and respective digital tools.

Skills

  1. Use proper use of language to pose questions related to dealing with everyday situations, both with clients and with colleagues.
  2. Demonstrate competence in sourcing information from different sources, as well as an awareness of the role of IT in real estate.
  3. Understand various communication methods used in the industry.
  4. Demonstrate awareness of the role of property valuation and the effects that the economy has.
  5. Demonstrate an understanding of basic office procedures and concepts.
  6. Show understanding of consumer needs and ability to process their personal information in a manner that is compliant with GDPR.
  7. Utilise social media platforms and software to create and manage blog posts and articles, while interpreting digital data to inform and optimise marketing strategies.

  3. Collaborate effectively throughout the whole process of transactions.

Target Audience & Occupation

This course is intended for any individual wanting to become a competent, professional Real Estate Agent/Broker or Branch Manager and to obtain the applicable license to act as such, as proposed in the White Paper entitled “Malta’s Property Code and Regulations”. Furthermore, this course shall allow real estate agents to top up and refresh their knowledge on the industry, to skill gap where required, and teach each other from previous experiences that they had whilst carrying out the job.

Thus, while this award does not align directly with the National Occupation Standards, it qualifies the individual for a licence to operate as a Real Estate Agent or Branch Manager.

Course Modules

The Basics of Real Estate – EQF/MQF Level 4 – 2 ECTS

This module shall present learners with an overview of the real estate market within a local context. It allows them to understand what the market currently offers and allow them to get a better insight of current market trends.

Learners will also be presented with the essential vocabulary that characterizes real estate and are also introduced to significant professionals and local Government bodies that have an impact on the Real Estate market. Basic office procedures when it comes to Real Estate will also be tackled.

Real Estate: The Legal Environment – EQF/MQF Level 4 – 5 ECTS

This module shall present the students with an overview of the laws covering real estate in Malta. This is an important module as it presents certain laws and restrictions that have to be abided by real estate agencies, and therefore by agents. This module shall also include an overview of civil law regulating property matters.

In addition, the importance of data protection in real estate will also be introduced. It will allow real estate agents to understand the appropriate way to handle clients’* information and be in compliance with GDPR. Anti money laundering legislation and procedures are also tackled in this module.

Basic Economics and Financial Management for Real Estate – EQF/MQF Level 4 – 2 ECTS

This module outlines the basic economics principles which are relevant to real estate and that affect the overall real estate market. This module therefore covers the economics principles including demand, supply, and prices and price adjustments and how they can be applied to the real estate industry.

Moreover, this module introduces agents to the fundamentals of financial management which can be used in the real estate market. It will outline terms like profit and loss accounts, statements, cash flow statements, investment techniques, costing techniques, budgeting techniques and other methods. An understanding of the main financial management skills related to self-employment, human resources management and advertising are also conveyed.

Assessment Criteria

The Technical Component – EQF/MQF Level 4 – 2 ECTS

This module shall allow students to understand the importance of property analysis and interpretation prior to committing to the purchasing, selling or leasing of a property. This will allow students, as real estate agents, to be able to properly analyse a property they are working with.

This module also introduces property valuation and why it is required in real estate. The value of property, unlike many other items which consumers buy, shows its benefits over an extended period of time. To this end, this module shall allow real estate agents to understand what influences property values and how it affects the real estate market overall.

Transversal Skills for Real Estate Agen – EQF/MQF Level 4 – 1 ECTS

When it comes to Real Estate, transversal skills are just as essential as hard skills and technical knowledge specific to the field. This is because successful property transactions depend not only on legal and market expertise but also the agent’s ability to communicate effectively and negotiate with both sellers and buyers. In today’s digital-driven market, marketing skills and digital literacy have also become critical components of a real estate professional’s toolkit. Agents must understand how to promote listings across digital platforms, utilize social media strategically and leverage online tools to reach wider audiences and build trust with potential clients. This module will therefore outline the importance of mastering transversal skills – such as communication, negotiation and adaptability – while also emphasizing the growing relevance of marketing and digital competencies. Additionally it will help participants reflect on their current skill sets, recognising existing strengths and identifying areas for further development.

All modules are mandatory to qualify for this complete 12 ECTS Level 4 Award. 

Entry Criteria

As part of the enrolment process, all applicants will be assessed via Avanza’s interview board. All entries will be assessed on an individual basis.  Learners are required to be 16+ years of age, possess either;

  • Secondary Education Certificate, 3 O-levels in Maths, English and Maltese;

OR

  • In the case that individuals are not in possession of the aforementioned requirements, importance and relevance is being given to experience as working in the real estate market.

Mode of Assessment

Each module will be assessed through the use of an individual formal assessment (written assignments and/or short-examination).

  1. Describe in detail various tools and strategies for property negotiations and transactions;
  2. Interact with various stakeholders related to the real estate market including buyers, sellers, renters, and other fellow real estate agents;
  3. Discuss with other employees, superiors and clients regarding property;
  4. Undertake further studies in real estate practices and real estate management;
